For real estate investors

Wake up to listing agents asking for your contract.

ListingsSniper finds the most motivated sellers in your market, the listings most likely to sell for cash, and puts your signed offer in front of their agent every morning. You work the replies. About 1 in 5 agents writes back.

The problem

You’re fighting over 5% of the market.

Cold calls, mailers and driving for dollars all chase the few sellers who never list. The other 9 in 10 homes sell through an agent, and over a million of them are sitting on the MLS right now.

Day 45is when sellers start listening

Why day 45

By then the listing has missed its launch window. The seller has paid for photos, sat through showings and maybe cut the price. The agent has a client asking what’s wrong. A clean cash number with a fast close gives both of them a way out.

How it works

One run every morning, start to finish

Step 1 · Scan

Pull every listing

Your county, price band and property types. A full sweep weekly, new listings daily.

Step 2 · Score

Find the stale ones

45+ days on market, price cuts, relists, and language like “fixer,” “as-is,” “probate,” “tenant” or “bring all offers.”

Step 3 · Value

Comp it first

Recent nearby sales set the value, and your formula sets the offer. No comps, no offer.

Step 4 · Offer

Send a signed offer

A short cash offer from your own inbox with a signed purchase agreement attached. Capped per day and per agent.

Step 5 · Follow up

Nudge the next morning

No reply? One follow-up in the same thread. Opt-outs and bounces are suppressed for good.

Step 6 · Work it

Replies, sorted for you

AI reads every reply: countered, firm on price, wants a written offer. Your dashboard shows the number and the next step, and your CRM gets the card.

How it compares

Most offer tools fire first and do the math later

Mass-offer tools usually send a percentage of list price on every new listing that matches a keyword. ListingsSniper waits for the listings that have gone stale and won’t send a number it can’t back with comps.

“I built ListingsSniper for my own business in Southern California. It runs every morning on my deals, with my name on every offer. You get the same system I use.”

What’s included

Nine tools. One price.

Here’s what each piece would cost to hire out on its own: VA hours, comp reports, a transaction coordinator and software. Every piece comes with your territory.

Daily stale-listing scan + motivation score

Every listing in your territory checked each morning and scored on days on market, price cuts, relists and listing language.

$900/mo
AI as-is value on every listing

Recent nearby sales of similar homes set the value before any offer goes out. No comps, no offer.

$1,000/mo
AI ARV + max offer, one click

On any listing in your app: pulls nearby sold comps, rates each one’s condition from its photos, and returns ARV, as-is value, repairs and your max offer. Know the area better? Enter your own ARV or repairs and the max offer recalculates. 10 runs a month included.

$300/mo
Signed purchase agreement on every offer

Your agreement, filled with the deal terms and signed, attached to each email. 14-day inspection, cancel for any reason.

$500/mo
Next-day follow-ups + bounce recovery

No reply? One follow-up the next morning, in the same thread. Email bounced? It stops, finds the agent’s working email and sends the offer again.

$300/mo
AI reply inbox + hot-reply alerts

Every reply read and sorted: countered, firm, wants a written offer. Hot replies (a counter close to your offer, a written-offer ask, a seller ready to talk) are emailed to you the minute they land.

$500/mo
Dashboard, CRM sync + agent drips

Pipeline, markets and activity in one place. Move a deal to its next stage and log the agent’s latest number right from the conversation. Replies land in your CRM as cards and engaged agents go on a drip.

$300/mo
Email split testing

Write your own offer emails and see which one gets more agents to reply.

$200/mo
Done-for-you setup + first-month tuning

Pricing

One price per territory. One investor per territory.

Your territory is a whole county. Its monthly price depends on two things: the county’s median home price and how many new qualifying listings it produces a month. We price your county on the demo, before you sign.

Questions

What buyers ask before they start

How does the scoring system work?

Every listing gets points for signs the seller is ready to move. It needs 4 points to get an offer, and the highest scores go first.

  • Days on market: 60+ days +1, 90+ +2, 180+ +3
  • Price cuts: one cut +1, two or more +2, 10%+ below the original price +1
  • Relisted after coming off the market: +1
  • Condition words like “fixer,” “as-is,” “needs work”: +3
  • Seller situation like “probate,” “estate,” “relocating,” “motivated”: +2
  • Tenant-occupied: +2 · “Cash only”: +1
  • Turnkey words like “fully remodeled,” “move-in ready”: −3

You can change any weight and the minimum score from your dashboard.

How do you value each property?

We pull recent nearby sales of similar single-family homes, within about a mile, sold in the last six months and within 25% of the subject’s size. The as-is value is the median price per square foot times the home’s size. If the listing reads like it needs work, we use the lower quarter of the comps instead. We never value it above list price. Your offer is your percentage of that number. Fewer than three good comps means no offer goes out.

What’s the Offer Desk?

A calculator for any deal, not just the ones the system finds. Type an address. It pulls sold, pending and active comps, reads the listing photos for condition, and gives you the ARV, the as-is value and your max offer in under a minute.

How many offers will go out in my territory?

It depends on how many listings cross day 45 each month and how many agent emails we find. On the demo we count both for your county, so you see the numbers before you sign.

Will agents get annoyed?

Each agent gets at most two offers a week. Every email has a one-line opt-out, and opt-outs are permanent. The emails are short, about one property, and backed by comps.

Aren’t the offers too low?

You set the percentage. We run 65% of comp value in Southern California, which suits fixers and long-stale listings. Most agents will pass, and that’s expected. The ones who answer have a seller ready to move.

What if a seller accepts?

The agreement includes a 14-day inspection period you can cancel in for any reason, and it’s assignable. Have your attorney review the agreement for your state; we load your version.

Do I need an MLS login or a license?

No. You don’t need a license or a board membership to send an offer to a listing agent.

Why one investor per territory?

Agents get capped at two offers a week. If two subscribers worked the same county, they’d compete for the same agents and the same listings. Exclusivity keeps your territory clean.

How is my territory priced?

By its median home price and its monthly volume of new qualifying listings with an agent email found. You get your county’s exact monthly price on the demo.

Where do replies go?

Into your inbox like any other email, onto your ListingsSniper dashboard with a suggested next step, and into your CRM as a new card. GoHighLevel works out of the box.

Can I cancel?

Yes. Month to month, no long-term contract.
